Do Landlords Have to Install Fire Doors?
Whether your rented property requires a fire door depends on the type of property you are renting. The two main types of rented property are single-let properties, which have one tenant or multiple people living in a single household, or houses of multiple occupancy (HMO’s) which house more than two tenants that are part of separate households.

Single-let properties do not actually require a fire door; however, fire doors are a nationwide legal requirement for HMOs. All doors in HMO’s leading to an escape route must be fire-resistant, and fire door installation requires doors to be fitted with a closer so they close automatically.

Where Should Fire Doors Be Installed?
In domestic properties, fire doors are legally required for doors that lead to escape routes, rooms with a higher risk of fire, such as kitchens, communal areas in HMOs, and the front doors of communal buildings.

Certified fire door installation is also necessary for any home with more than three storeys and flats that are 4.5 meters or more above ground level.
